How much does a new build cost?

Construction typically ranges from £2,000-£3,500+ per square metre depending on specification, location, and site complexity. Our design fees are usually 8-12% of construction costs. We'll give you realistic budget guidance early on.

Do I need to own the land first?

Ideally, yes—though we can help assess plots before you commit. We've talked more than one client out of buying unsuitable land, saving them from expensive mistakes.

What if we want to make changes during the build?

Changes are normal and fine, but they cost time and money once construction starts. We encourage you to get everything right during design—that's when changes are easy and free.

Will you design something traditional or modern?

Whatever suits you and your site. We're style-agnostic—whether you want contemporary minimalism, rural vernacular, or something in between, we'll create architecture that works.
