Party Wall Agreement
What is a Party Wall Agreement?
A Party Wall Agreement is a legal requirement under the Party Wall Act 1996 when you plan building work that affects a wall, structure, or boundary shared with a neighbouring property. This includes walls between semi-detached or terraced houses, garden walls built astride boundaries, and excavations near a neighbour's property.
The agreement protects both you and your neighbours by establishing a clear framework for the work, preventing disputes, and documenting the condition of properties before construction begins.
Our Party-Wall Services Include:
Serving notices and preparing legally compliant agreements
Liaising with adjoining owners and managing disputes
Surveying and reporting on existing structures
Monitoring construction to ensure compliance with agreements
This Is Ideal For:
Homeowners planning loft conversions, extensions, or basement projects
Developers or builders working on shared boundaries
Commercial renovations affecting adjoining properties

Our Simplified Process
1. Early Notification
Serve notice to your neighbours at least two months before starting work (or one month for minor works). We handle all preparation and service of notices.
2. Neighbour Response
Your neighbours have 14 days to consent or dissent. If they consent in writing, work can proceed. If they dissent or don't respond, surveyors must be appointed.
3. Surveyor Appointment
Both parties appoint surveyors (or agree to use the same "Agreed Surveyor"). We can act for either party or jointly to keep costs down.
4. Inspections & Award
Surveyors inspect properties, agree on working methods, and prepare a Party Wall Award—a legally binding document governing the works.
5. Work Proceeds
Once the Award is in place, building work can commence in accordance with the agreed terms and conditions.
6. Post-Completion
Final inspections ensure work has been completed as agreed and address any damage claims if they arise.
