Which Application do you Need?

Understanding the right type of planning application saves time and money. Our team will guide you to the most appropriate route.

  • For extensions, loft conversions, outbuildings and alterations to existing homes. The most common type for residential projects. Typically determined within 6-8 weeks.

  • Required for new builds, larger developments, and projects that fall outside Permitted Development. Allows detailed consideration of design, access, impact and more.

  • Many improvements don't require a planning application at all. We can confirm your rights via a Lawful Development Certificate (LDC) for your legal peace of mind.

  • A simplified process for specific developments (including larger home extensions and office-to-residential conversions) where the council must be notified before works begin.

  • Any works to a listed building — internal or external — require separate listed building consent in addition to planning permission. We have experience managing both.

  • If your application has been refused, we can advise on grounds for appeal and prepare a strong case to the Planning Inspectorate on your behalf.

Do I need planning permission for a rear extension?

Not always. Single-storey rear extensions up to 4m (detached) or 3m (semi/terrace) often qualify as Permitted Development. Larger extensions may require Prior Approval or full planning permission. We'll assess your specific situation and advise the best route.


What happens if my planning application is refused?

A refusal isn't the end. We'll review the reasons given by the council, advise whether to appeal to the Planning Inspectorate, resubmit with revisions, or pursue an alternative approach. Many refusals are overturned on appeal when handled professionally.
